5th Annual Greek Festival Set to Kick Off this Weekend!

The Fifth Annual Greek Festival is set to kick off here in Spring Hill Florida.  The festival is being held on February 6th, 7th, and 8th at the Hernando County Fairgrounds.  There will be live music, Greek dancing, cooking demonstrations, delicious Greek cuisine, and a gyro eating competition. Festivities start from 11am-9pm Friday and Saturday, 12-6pm on Sunday. The cost for admission is $2.00 per person.

The Importance Of A Final Walk-Thru

Congratulations, you finally made it!!  You are getting ready to close on your new home.  So you are heading to the closing and you are so excited to close, but WAIT!  Did you stop and do a final walk-thru?  No?  I think you should reconsider.  Are the appliances still there?  Did the roof leak from now until the last time you looked at your soon to be new home?  These are all questions that can be  answered by simply taking at least 30 mins to go through your soon to be new home.  Why?  To assure that everything is still the same way as when you first wrote the contract.  One of the few tips that I do recommend for any buyer  is to write down or take a photos of  the serial numbers on all the appliances. Why you ask? Because Yes,  I have run across a seller that did swap appliances for a cheaper version.  I am not saying that all sellers are shady, but  I have run into one situation where this has happened. But, how would  you,  the buyer, have any way to prove it?  Chances are not very likely that I would ever run into this situation again, but why take chances as this would be  devastating for any  buyer.  A walk-thru is very important to verify that all fixtures are there, that the roof didn’t leak,  catch a possible plumbing issue and all repairs have been made per the contract.  Could you imagine getting the keys to your new home to come in to find that there is 3 inches of water on the floor, and water pouring out the door? Sounds crazy?  It has happened. With a simple walk-thru,  you may have found this and the seller’s insurance would have to pay for this versus your own. Bring your contract on your final walk-thru and check off to be sure everything is still there.  Double check the lights, the facets, chandeliers, and check for damage on the outside of the home.  If you can,  ask for the sellers to be present at the time of the walk-thru, as the seller knows their home better than anyone else. They can show you things about the house and give you any history.  If there are any issues, you have a right to request some type of seller concession for any repairs that need to be made.  Try and do this in as non confrontational manner as possible and try and remain on friendly terms.  A walk-thru is one of the most important parts of completing the sale of your new home. Protect yourself, your future investment, and complete a final walk-thru!

Bank Of America Tests a Foreclosure Alternative

Bank of America released Thursday, that it will begin to test a foreclosure alternative pilot program in three states.  This program is called the “Mortgage to Lease” program and will allow current underwater homeowners to transfer ownership back to Bank of America and in turn be allowed to stay in their homes and lease the property for up to 3 years.  The homeowner’s outstanding mortgage debt will be forgiven and they will not be responsible for the taxes and insurance.  The rental amount will be based off of current rental rates that are in the area, which may be considerably lower than the homeowners current mortgage payment.  To qualify the homeowners must be at least 60 day past due on their mortgage payments and owe more than what their home is worth. At this point Bank of America is only testing about 1,000 properties in Arizona, Nevada and New York.

“This pilot will help determine whether conversion from homeownership to rental  is something our customers, the community and investors will support,” Ron  Sturzenegger,  an asset servicing executive of Bank of America, stated  in a released statement. If the community, customers, and investors support this then Bank of America will begin to sell these properties to investors, that agree to keep the occupants as tenants.

If this proves to work, this may be another alternative than the customary alternatives homeowners are offered such as a loan modification, deed in lieu, or a short sale.  Many people believe that this is a good thing as it will slow the amount of foreclosed properties hitting the market and will allow property values to start to stabilize.   What are your thoughts about this  pilot program?

REAL ESTATE PRICES ARE CHANGING IN HERNANDO COUNTY, (SPRING HILL, BROOKSVILLE, WEEKI WACHEE AREA)

I don’t know if you have noticed but the prices  for homes are changing in Hernando County. Real Estate in Spring Hill, Weeki Wachee, and Brooksville is selling!  What you could buy last year is not the same as this year.  You could buy a small but nice 2/2/1 for under $35,000 about a year ago.  I recently took a couple out and the properties that were currently on the market in Spring Hill needed considerable work.  I also took a couple out that were looking for a property 3/2/2 below $75,000.  Here again we were running into problems with the homes.  Most needed considerable work in the interior and/or a new roof.  When we did find some properties we were finding that multiple offers were being placed on the property.  It is very apparent that the  Real Estate market  in the Spring Hill, Weeki Wachee, Brooksville area is changing.  Whether it is the lower end of the spectrum to the higher end homes; Our housing inventory is the lowest it has been in several years.  As of today the active inventory is 1838. 

Here are some breakdowns of inventory in our local MLS over the years for comparison.

Royal Highlands, Weeki Wachee, FL 34614, 1st Annual New Year’s Eve Neighborhood Gathering

As I sit here and write this a couple of months have passed from New Years Eve. I moved to the Royal Highlands area approximately 2 years ago. For all who don’t know where the Royal Highlands is, it is located on the West Coast of Florida just north of Spring Hill. I have been living in the Hernando County area for well over 8 years and working as a Realtor-Associate for Tropic Shores Realty over  3 years.   On New Years Eve kicked off our first annual New Year’s Eve block party.  A few of us neighbors got together to coordinate the gathering and then spread the word.    I met several people who were from my hometown area of Upstate New York.  Oh Boy what a night it was.  We blocked of the street and had a huge block party with cornhole, food, DJ, fireworks, dancing, and kids laughing and playing galore.  We all brought goodies and cooked out on this chilly night to mingle with our fellow neighbors.  As we were dancing and laughing away, I noticed a couple with their small little boy (about the age of my son)  standing at the edge of the driveway just watching the gatherings going on. I could tell by their body language that they were contemplating whether or not to come over.  I walked over to them and introduce myself and asked them to join.  They immediately agreed; with their son hand and hand they joined the party.  They actually didn’t live on our block but lived down by the Hexam Rd area. They were visiting their parents and just recently had a new baby.  I introduced them to several of the new neighbors that I had met.  It was great to meet with them and we talked for a few hours finding that we had a great deal in common.  We laughed and watched our boys play.  As the New Year was closing in, we sang and danced as strangers now became friends.  We counted down from 10  until we reached 1 and we all  erupted in jubilation.  Everyone began hugging their neighbors and passing on inspiration words to one another for a prosperous New Year.  It was a really great experience to meet wonderful people in  our neighborhood that have now become more than just our neighbor but friends. It really hits home that now is a great time to go outside and meet your neighbors.

Real Estate Education

Truly education is the most important fundamental tool that begins as an infant and never ceases to end as long as you live.  I wrote this blog for  all the new licensed associates out there. It is so important to continue your education.  We often get so caught up in the every day hustle and bustle of life but please new associates do not wait to take your post licensing course…………….

Hands Down, I recommend taking your post licensing course right after passing your real estate test and becoming a new REALTOR sales associate.  Not only is it beneficial to your business, it is SOO much easier to take when you are not juggling being a REALTOR to your clients and trying to cram in your post licensing right before your two-year marker. That’s just added pressure that you do not need.  Taking your post licensing course also gives you the tools to many of the real estate fundamentals that you most likely will not be taught by your Broker.  Some of these real estate fundamentals are working your sphere of influence, how to work with FSBOs, marketing, business plans, contracts, etc.  These are the real tools of your business. Don’t you think it would be easier for yourself if you knew what do, how to do it, and when? Not tripping and stumbling, losing a deal or two, trying to figure it out on your own?   Get some knowledge and experience before you hit the ground running will not only help your business but your confidence. Take it from an experienced post licensing procrastinator, Do NOT wait to take your post licensing course it would be detrimental to your business.
